Unfortunately, the city of Santa Monica has an ordinance in place that dictates a minimum stay requirement for any short-term vacation rental. Violation of this ordinance is punishable by a heavy penalty.
The $500 is a reservation/damage deposit. It’s used to hold your place and security for possible damage. If the condo is returned in the good condition which it was rented, the deposit is returned. However, should damage happen that’s over $500, the deposit is used to cover the insurance deductible.
Anyone staying with you must be listed on the rental agreement for insurance purposes. Anything outside of those parameters will negate the rental agreement and you have 24 hours to remedy the violation or vacate the property and forfeit any deposit and rent paid for the period.

The beach towns of Southern California run almost 10 degrees cooler than inland and the homes are quite comfortable with the windows open. This building, like all the multi-story buildings built in the 1960’s were not designed to support central air conditioners. The Condo Terms of Agreement have a ban on anything sticking out of the window due to aesthetics. Three fans are provided to circulate fresh air.
